Maintenance Superintendent

SUMMARY:
Reporting to the Ajax Site Manager, the Maintenance Superintendent (MS) is responsible for ensuring that all facilities at the Ajax plant are maintained in the most efficient operating conditions and in compliance with all required codes 24 hours a day 7 day a week. The Maintenance Superintendent also ensures that all production-related equipment is operating at their most efficient and in compliance with safety and environmental standards in order to maximize production efficiency. The Maintenance Superintendent is also responsible for capital projects execution and the capital budget. Projects are initiated by the MS or others and include electrical design, modifications on existing equipment to maximize efficiency, original mechanical design on small projects, purchase of parts or equipment, supervision of all projects. The MS will also assist in troubleshooting, upgrading, and correcting deficiencies within the plant.
The prime objective of this position is to ensure that the Ajax facility is in an efficient operating condition and that buildings and property are effectively maintained according to building codes and safety and environmental regulations while staying within the plant’s operating budget.
In the execution of such responsibilities, the incumbent must supervise, direct and utilize effectively his/her skilled maintenance staff as well as contractors, ensuring that they are deployed in areas of maintenance that allow for both preventative maintenance as well as direct problem-solving.
KEY FUNCTIONS & RESPONSIBILITIES: The specific responsibilities of the role, while not limited to, include:
Ensure that replacement parts are obtained at competitive pricing and are readily available 24/7 to minimize downtime.
Establish regular equipment inspections by maintenance personnel or outside specialized companies, in order to comply with ISO 9001 and 14001 requirements and to ensure equipment reliable performance, calibration, and standards, including document reporting and certification of ongoing work.
Maintain the Work order system (computerized) to ensure proper equipment maintenance, fast response, accountability, and follow-up.
Manage a parts inventory control to ensure a high level of compliance is maintained.
Supervise all external contractors engaged to provide special services on company premises.
Liaise with outside governing authorities (gas, health & safety, electrical standards, electrical authorities, T.S.S.A., etc.) in order to comply with building codes and safety environmental regulations.
Prepare and submit a maintenance budget and capital budget on special projects.
Ensure that all maintenance cost remains within budgeted guidelines.
Ensure that good housekeeping and safety standards are practiced within the maintenance department in order to minimize accidents and lost time.
Ensure that scheduled inspections and preventive measures are enforced in compliance with applicable building codes on fire prevention and protection systems, alarms, fire extinguishers, sprinkler systems, emergency lighting, etc.
Maintain records of equipment maintenance conducted by the maintenance department or outside companies.
Evaluate equipment efficiency for budgetary purposes and assist sales and production in establishing targets.
Provide training and retraining to the maintenance staff on new equipment (existing and new), to upgrade skills, and to make them aware of changes in any regulatory codes.
Work with both internal and external sources to improve energy efficiency in the plant.
Perform all pre-start health and safety reviews on projects.
Prepare all engineered requirements by T.S.S.A. for project approval and arrange T.S.S.A. inspector’s approval of installations.
Minimize equipment downtime by ensuring repairs are performed efficiently, in accordance with the manufacturer’s requirements, by having technicians properly trained and by establishing cooperation between technicians and operators during troubleshooting.
Optimize safe equipment utilization by an effective scheduled maintenance program, which includes the effective scheduling of downtime for major repairs and the efficient utilization of time and manpower to minimize downtime.
Purchase and provide technicians with all required test equipment to troubleshoot any problems including PLC controllers.
Perform audits on health & safety, fire, and environmental protection systems on the frequencies specified by the Environmental Health and Safety committee.
Maintain all utilities and auxiliary systems (i.e. hydro, gas, steam supply, water, chilled water. Etc.) in good operating conditions to prevent waste and downtime.
Liaise with production staff to ensure all work is coordinated properly to avoid scheduling conflicts and unnecessary downtime.
Assist in the commissioning of large capital projects and provide final acceptance of all engineering projects for the Ajax plant.
Purchase all equipment, parts, services to complete all projects, and schedule maintenance work.
Other duties and responsibilities as assigned from time to time by the Site Manager.
QUALIFICATIONS & EXPERIENCE:
Following are the minimum requirements for the position:
BSc in Chemistry or a Chemical Degree.
Minimum of five years of manufacturing experience.
University degree in an engineering discipline.
P.Eng. designation preferred (electrical, mechanical, or chemical).
Minimum of 10 years' experience in plant engineering and maintenance.
Exceptional leadership, motivational, organizational, problem-solving, and conflict resolution abilities.
Ability to multi-task.
Working knowledge of health, safety, and environmental legislation, including emergency response and ISO 9001 and 14001 quality systems.
Exceptional communication skills.
